According to Redfin\u00a0<a href=\"https:\/\/www.redfin.com\/news\/home-prices-rise-january-2026\/\" target=\"_blank\" rel=\"nofollow noopener\">data<\/a>, median home prices in January rose at an annual rate of 1.1%, down from 4.1% a year ago.<\/p>\n<p>&#8220;Conditions are better because the mortgage rates are lower and home prices went up slower than wages in the last year, which should be giving homebuyers more purchasing power and more confidence,&#8221; Daryl Fairweather, chief economist at Redfin, told CBS News.<\/p>\n<p>People in the market for a home could also see more listings this spring, according to economists.\u00a0<\/p>\n<h2><strong>Where are mortgage rates headed?<\/strong><\/h2>\n<p>While mortgage rates ticked back\u00a0<span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/iran-war-mortgage-rates-housing-market-inflation\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">up to 6%<\/a><\/span>\u00a0this week due to inflation fears linked to the\u00a0<span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/live-updates\/us-iran-war-israel-strikes-regime-targets\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">Iran war<\/a><\/span>, that&#8217;s considerably lower than the March 2025 rate of 6.6%.<\/p>\n<p>That may be as good as it gets. Experts think home prices are likely to remain sticky heading into spring and that mortgage rates might not swing much below 6%.\u00a0<\/p>\n<p>&#8220;I feel like it&#8217;s more likely that [mortgage rates] will level off than they will continue to slide,&#8221; Fairweather said.\u00a0<\/p>\n<p>The average median sales price for a home in the U.S. was $405,300 in the fourth quarter of 2025, according to\u00a0<a href=\"https:\/\/fred.stlouisfed.org\/series\/MSPUS\" target=\"_blank\" rel=\"nofollow noopener\">data<\/a>\u00a0from the Federal Reserve Bank of St. Louis. Prices are about 2% lower than they were compared to the same time last year, according to Realtor.com.<\/p>\n<p>&#8220;This market may be easier for some buyers, but it&#8217;s really going to depend on that real estate thing of location, location, location,&#8221; Kate Wood, a lending expert at NerdWallet, told CBS News.<\/p>\n<h2>Inventory loosening up<\/h2>\n<p>One sign the housing market is loosening is an increasing ratio of sellers to buyers. Sellers now outnumber buyers by about 600,000, up from 444,000 in January of 2025, according to a February <a href=\"https:\/\/www.redfin.com\/news\/press-releases\/its-a-buyers-market-america-has-44-more-home-sellers-than-buyers-a-near-record-gap\/\" target=\"_blank\" rel=\"nofollow noopener\">report<\/a> from Redfin.\u00a0<\/p>\n<p>An increase in the number of properties for sale gives house-hunters more options to choose from, as well as some leverage when it comes to negotiating.<\/p>\n<p>Still, experts <a href=\"https:\/\/www.realtor.com\/research\/us-housing-supply-gap-2026\/\" target=\"_blank\" rel=\"nofollow noopener\">note<\/a> that inventory remains tight, with years of underbuilding leaving a shortage of affordable homes. The U.S. has roughly 15% fewer homes for sale today than in 2019, <a href=\"https:\/\/www.housingwire.com\/articles\/why-the-housing-inventory-map-is-so-startling\/?utm_campaign=Newsletter%20-%20HousingWire%20Daily&amp;utm_medium=email&amp;_hsenc=p2ANqtz-_7KHa6EM1par8rGsjRlW-pvPQG_WDb0qtvxsHKIP9xPWWt-ph60DpaBRYsN4d-vFM2ih5VH51WlK0ipLaNHlTO8-upZ3Yvo8xaGmyPfvlsBTDYKPM&amp;_hsmi=406541754&amp;utm_content=406541754&amp;utm_source=hs_email\" target=\"_blank\" rel=\"nofollow noopener\">according<\/a> to Housing Wire.<\/p>\n<p>That comes as the number of new listings slows and houses sit on the market for longer. In February, new listings decreased 6.1% from a year ago, Redfin data <a href=\"https:\/\/www.redfin.com\/news\/home-prices-rise-january-2026\/\" target=\"_blank\" rel=\"nofollow noopener\">shows<\/a>.\u00a0<\/p>\n<p>&#8220;Inventory is improving, but it&#8217;s generally going from worse to bad,&#8221; Wood told CBS News.<\/p>\n<div>\n<div style=\"min-height:552px\" id=\"datawrapper-vis-rpoMd\"><img decoding=\"async\" src=\"https:\/\/datawrapper.dwcdn.net\/rpoMd\/full.png\" alt=\"2026 home price forecast for 100 largest cities (Symbol map)\"\/><\/div>\n<p> <amp-iframe width=\"100\" height=\"100\" layout=\"responsive\" sandbox=\"allow-scripts allow-same-origin\" resizable=\"\" src=\"https:\/\/datawrapper.dwcdn.net\/rpoMd\/5\/%22\"> <\/amp-iframe><\/div>\n<p>Joel Berner, a senior economist at Realtor.com, said inventory is most limited in the Midwest and Northeast, regions that still haven&#8217;t fully recovered from the post-pandemic buying frenzy.
