According to a report released in the summer, <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/home-equity-levels-hit-new-high-how-to-borrow-yours-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity levels<\/a><\/span> in the United States are at a new record high. And with the average homeowner in possession of <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/whats-the-average-home-equity-amount-right-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">more than $300,000 worth of equity<\/a><\/span>, there&#8217;s likely plenty to utilize right now, covering a wide array of expenses both large and small. <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/todays-heloc-and-home-equity-loan-interest-rates\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">Interest rates<\/a><\/span>\u00a0associated with <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-a-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity loans<\/a><\/span> and <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-a-heloc\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity lines of credit (HELOCs)<\/a><\/span> are also on the decline. They&#8217;re likely to continue to fall, too, now that the Federal Reserve has launched a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/federal-reserve-fomc-meeting-today-rate-cut-september-2025-powell-impact\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">new interest rate cut campaign<\/a><\/span>.<\/p>\n<p>That noted, while more affordable now than they had been earlier this year, HELOCs and home equity loans don&#8217;t operate identically. Borrowers will need to take an informed and strategic approach to both, especially considering that the home functions as collateral with either. <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/can-you-lose-your-home-with-a-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">Failure to make payments can result in foreclosure<\/a><\/span>, so it&#8217;s important to make the right decision here, arguably even more so than when considering a personal loan or credit card.<\/p>\n<p>Between a HELOC and a home equity loan, then, which will be better for homeowners this October (and the months that follow)? That&#8217;s what we&#8217;ll analyze below.<\/p>\n<p><a href=\"https:\/\/www.bankrate.com\/landing\/cbsnews\/best-home-equity-options\/?sub-id=www.cbsnews.com\/news\/will-a-heloc-or-home-equity-loan-be-better-for-homeowners-this-october\" target=\"_blank\" rel=\"nofollow, sponsored, noopener\">Start by seeing how much home equity you could borrow with either option here<\/a>.<\/p>\n<h2><strong>Will a HELOC or home equity loan be better for homeowners this October?<\/strong><\/h2>\n<p>There is no uniform answer to this question this October, although the timing arguably favors one product more than the other. Here&#8217;s why either could be your preferred option now:<\/p>\n<h3><strong>Why a HELOC could be better for homeowners this October<\/strong><\/h3>\n<p>Interest rates. That&#8217;s the top reason why a HELOC could be better for homeowners this month. The <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/heloc-interest-rates-fell-below-8-why-worth-opening-fall-2025\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">average HELOC rate declined under 8% last week<\/a><\/span>, while home equity loan rates are closer to the 8.50% mark. But unlike a home equity loan, which has a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/how-to-decide-fixed-or-variable-rate-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">fixed rate<\/a><\/span>, the variable-rate HELOC is set to become more affordable later this month when a presumed interest rate cut is issued again at the Fed&#8217;s October 29 meeting.\u00a0<\/p>\n<p>And lenders don&#8217;t need to wait for a formal cut, either, as they can (and often do) reduce their rates in anticipation of the central bank&#8217;s actions. But they&#8217;re also cheaper than personal loans and credit cards. And rates are fixed, meaning homeowners won&#8217;t need to worry about any adverse economic conditions that cause the rate climate to heat up again.\u00a0<\/p>\n<p>The home equity loan rate you lock in this October will remain the same unless you decide to <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/why-refinancing-home-equity-loan-makes-sense-april-2025\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">refinance<\/a><\/span> it in the future. And while rates look to be coming down again, economic data points vary now.
