And, right now, it&#8217;s one of the only ways to do so. With interest rates elevated on everything from <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/credit-card-interest-rates-surging-how-to-lower-yours-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">credit cards<\/a><\/span> (near a record high of 23%) to personal loans, <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-a-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity loans<\/a><\/span> and <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-a-heloc\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity lines of credit (HELOCs)<\/a><\/span> have become clear, cost-effective alternatives. And with the <a href=\"https:\/\/mortgagetech.ice.com\/resources\/data-reports\/november-2024-mortgage-monitor\" target=\"_blank\" rel=\"nofollow noopener\">average home equity amount<\/a> sitting around $320,000 right now, these products also offer a more effective and simple way to borrow a large, six-figure sum of money.<\/p>\n<p>But effective and simple doesn&#8217;t always equate to fast. It can take weeks or even months to have your <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/how-quickly-can-you-get-equity-out-of-your-home\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home equity loan funds disbursed<\/a><\/span>. You&#8217;ll need to shop for lenders (you can use a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/can-you-get-home-equity-loan-with-different-bank\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">different bank<\/a><\/span> than your current mortgage lender), complete an application, provide documentation and meet follow-up requests. You&#8217;ll also need to complete a closing as you would for a traditional mortgage loan. And, somewhere in that process, most borrowers will need to have a lender complete a home appraisal. With <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/will-home-prices-drop-in-2025-heres-what-experts-say\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home values<\/a><\/span> high in many parts of the country right now, owners may have more equity than they&#8217;ve ever had previously. But home equity loan lenders will need to verify that by completing an appraisal on the property that&#8217;s being borrowed from. Specifically, the appraisal will evaluate:<\/p>\n<ul>\n<li><strong>The features of the home:<\/strong> Do you have a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/home-security-systems-what-every-senior-should-know\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">home security system<\/a><\/span>? Outdoor amenities like a kitchen, pool or hot tub? Any features that can raise your home&#8217;s value or, lack thereof, will impact your appraised home value and, therefore, your ability to borrow from it.<\/li>\n<li><strong>Condition of the home: <\/strong>Is your home old or new? If older, what kind of shape is it in? If it&#8217;s new, what is the condition and quality of the appliances? All of these questions will be asked in the appraisal.<\/li>\n<li><strong>The location of the home: <\/strong>Location, location, location. Where your home is located \u2013 state, city, and neighborhood \u2013 all go a long way in determining your home&#8217;s ultimate value. A smaller home in a wealthier neighborhood may be deemed more valuable than the opposite. This will evaluate, among other items, the features of the home, its current condition and the location.
