The rate dropped to 2.8% in the month, down from 3%. And while that reduction was moderate and still keeps inflation almost a full point above the Federal Reserve&#8217;s desired 2% goal, it did snap a four-month streak in which inflation consistently grew.<\/p>\n<p>Inflation, after all, has been a big driver behind higher interest rates on a series of products. <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-are-todays-mortgage-and-mortgage-refinance-interest-rates\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">Mortgage and mortgage refinance rates<\/a><\/span> have been one of the most impacted, with mortgage rates in recent years hitting their <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/interest-rate-mortgage-highest-since-2000\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">highest point since 2000<\/a><\/span>. While they&#8217;ve come down since, they remain elevated, causing economic pain for both homebuyers and homeowners looking to refinance. With millions of Americans tied to mortgage rates under 5% now, it often doesn&#8217;t make sense to refinance when a 30-year refinance rate is close to 7%.<\/p>\n<p>Fortunately, there are still viable ways in which homeowners can get <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-home-equity\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">equity<\/a><\/span> out of their home without having to refinance. And this spring could be a particularly opportune time to explore them. So there&#8217;s plenty to utilize right now. Here&#8217;s how to gain access to that sum without having to sacrifice your existing low mortgage rate:<\/p>\n<h3><strong>Home equity lines of credit (HELOCs)<\/strong><\/h3>\n<p>A <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/what-is-a-heloc\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">HELOC<\/a><\/span> operates the same way a credit card does, <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/how-does-a-heloc-work\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">functioning<\/a><\/span> as a revolving line of credit. And you&#8217;ll only have to pay interest on the amount utilized, not the full line of credit you&#8217;ve been approved for. Plus, if you use it for <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/which-projects-qualify-for-home-equity-loan-tax-deductions\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">qualifying home repairs and renovations<\/a><\/span>, you may be able to <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/is-heloc-tax-deductible\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">deduct the interest paid on the HELOC<\/a><\/span> from your taxes for the year or years in which it was utilized.<\/p>\n<p>This spring is a great time to open a HELOC. Rates fell on the product in 2024, then hit an <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/heloc-interest-rates-drop-to-18-month-low-should-you-open-one-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">18-month low<\/a><\/span> in January, a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/heloc-rates-hit-a-two-year-low-reasons-to-open-one-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">two-year low<\/a><\/span> in February, and <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/heloc-rates-fell-again-what-homeowners-should-do-now\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">continued that decline this March<\/a><\/span>, where they currently sit at <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/todays-home-equity-loan-heloc-interest-rates\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">around 8%<\/a><\/span>. With a <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/how-to-decide-fixed-or-variable-rate-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">variable interest rate<\/a><\/span> subject to change monthly for borrowers, this product could become even cheaper if inflation continues its downward trend. So the slight differential may be worth it if you&#8217;re worried about interest rates rising again in the future. Home equity loans also have the same <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/is-home-equity-loan-tax-deductible\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">tax advantages<\/a><\/span> as HELOCs do, and you can <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/can-you-refinance-a-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">refinance the loan<\/a><\/span> in the future should rates fall materially lower than that currently available 8.40%.<\/p>\n<h2><strong>The bottom line<\/strong><\/h2>\n<p>Both HELOCs and home equity loans offer homeowners reasonable and cost-effective ways to access their home equity this spring without having to refinance. Just be sure to calculate your potential repayments as accurately as possible (which can be difficult to do with a variable HELOC rate). Fail to repay your loan or HELOC as agreed upon and you could risk <span class=\"link\"><a href=\"https:\/\/www.cbsnews.com\/news\/can-you-lose-your-home-with-a-home-equity-loan\/\" target=\"_blank\" data-invalid-url-rewritten-http=\"\">losing your home to the lender<\/a><\/span>.
